Cobalt Construction is currently seeking a Construction Superintendent/Multi-Family to join our General Contracting team.  We are looking for an able leader with a strong work ethic and the vision to implement a project from start to finish.  The ideal candidate will have ample experience building in the Dallas, Texas area. The position is based out of an on-site construction office.

Responsibilities & Essential Functions
The Construction Superintendent will be responsible for all field activities related to a construction project, including subcontract administration, constructability analysis, coordinating subcontractors, managing inspectors, safety, quality control, and schedule performance.   The position reports to the Project Manager.  Essential functions include:

  • Management and coordination of day-to-day construction field operations for a project;
  • Ensuring project conformance with all safety standards, building codes, and best construction practices;
  • Development and implementation of a site logistics plan for project;
  • Directing, scheduling, and coordinating subcontractor work in the field;
  • Leading weekly subcontractor coordination meetings;
  • Issuing and maintaining short-term schedules;
  • Documenting daily jobsite activity and schedule progress;
  • Management of project inspections, permits, wet-stamped documents, and as-built plans;
  • Performing constructability analysis of and coordinating project documents, including plans, specifications, site conditions, contracts, and building codes;
  • Assisting purchasing department with subcontract and material buyout, including scope and value analysis;
  • Assisting pre-construction services department with constructability analysis for potential projects, as required.
  • Training, mentoring and managing assistant superintendents and labor foremen;
  • Assisting Project Manager in the hiring of the assistant superintendents and labor foreman;
  • Maintaining high level of quality control for finished construction project;
  • Other necessary functions as required by the Project Manager
Qualifications
The idea candidate for the position should meet or exceed the following qualifications:
  • 7-10 years of experience in the multi-family construction industry required; experience in southern California highly preferred.
  • Strong communication, organizational, and leadership skills;
  • Be a proactive problem-solver;
  • Competency with Microsoft Word and Outlook; experience with Prolog Manager and Suretrak Manager preferred, but not required.
Education
The Superintendent position requires a bachelor’s degree in construction management, engineering, or a related field from a four-year university, or equivalent project experience.
